The road into Palmilla does not announce itself. You come off the Transpeninsular, the noise stops within about fifty metres, and the asphalt turns into a lane of full grown palms that someone planted in the nineteen fifties and nobody has touched since.

At six forty in the morning the light comes up out of the water in front of you, not behind you. It hits the plaster walls first, then the terracotta, then the sea. The gardeners are already out. There is a smell of wet stone from the irrigation and, if the wind is from the east, salt.

Nobody is in a hurry. That is the first thing a buyer notices and the last thing they can put a number on.

I am Alex Sepulveda, broker and owner of Tu Casa Cabo. I have been selling in Los Cabos since 2014 and I am going to open with the hardest number I have about this place, because it is the one that survives any argument.

Playa Palmilla is one of only seven beaches in all of Los Cabos that carries the top A plus grade of the Blue Flag certification. That is the municipal government of Los Cabos publishing the audit, not a developer publishing a brochure. The audit is run by the Mexican standards institute against thirty three international criteria covering water quality, environmental management, safety and services.

Here is why that matters more than it sounds. The official tourism board of Los Cabos states that only 43 percent of the beaches in this destination are considered swimmable. Most of this coastline will kill you. Palmilla sits in a cove sheltered by a rock point that blocks the swell, and it is certified, every year, in writing.

Now the joke. Half the listings in Los Cabos say beachfront. About four in ten of those beaches are for looking at.

How a fifteen room boarding house became the most expensive name in Los Cabos

Palmilla started in the mid nineteen fifties, most sources say 1956, as Hotel Las Cruces Palmilla. It was built by Abelardo Rodriguez Jr., son of a Mexican president, together with his wife Lucille Bremer, a Hollywood actress who had danced opposite Fred Astaire. Her name is still on the property today, on Lucille's Kitchen and Lucille's Cafe.

Fifteen rooms on roughly four hundred acres, at a time when there was no highway. Conrad Hilton is said to have looked at it and called it a boarding house rather than a hotel. The Rodriguez family used Bremer's Hollywood contacts to fly guests in, and their Baja properties drew John Wayne, Bing Crosby, Lucille Ball, Desi Arnaz and President Eisenhower.

In 2002 Kerzner International took half the equity. The hotel closed in April 2003, was rebuilt, and reopened in 2004 as One&Only Palmilla, the launch of that brand in the Americas: 172 rooms then, 174 today, every one of them facing the Sea of Cortez, on a 250 acre resort site inside a 900 acre master planned community.

That sequence is the whole story. Palmilla is not a development that acquired a hotel. It is a hotel that acquired a community around it, seventy years later, and the hotel still sets the standard everything else is measured against.

The number that should stop you

There is not a single finished residence for sale in Palmilla above 2,325,000 dollars right now. Ten are listed, and the whole range runs from 965 thousand to just under 2.4 million.

Meanwhile the most expensive thing in Palmilla is dirt. A single inland parcel is asking 24,500,000 dollars and has been on the market 440 days. A second, on the ocean side in Palmilla Norte, asks 2,850,000, which is more than any built home in the community.

Read those two facts together and you get something most buyers never hear. The most famous luxury address in Los Cabos is, today, one of the cheapest ways to own inside a gated golf community on this coast, provided you buy something already built. The eight and ten million dollar houses are next door, in Las Ventanas and Querencia and Chileno Bay. In Palmilla itself, the ceiling on built product is under two and a half million.

The rule, in one line. In Palmilla you are buying the address and the beach, not the biggest house. If you want the trophy villa, your money goes to the neighbours.

Where Palmilla actually is

Palmilla sits on the San Jose side of the 33 kilometre corridor that joins San Jose del Cabo and Cabo San Lucas, on the Sea of Cortez. From the gate: about 10 to 15 minutes to San Jose del Cabo centro, about 30 to 40 minutes to the Cabo San Lucas marina, and about 20 to 25 minutes to the international airport, which the resort itself puts at 17 miles.

Palmilla is not one neighbourhood, it is seven

Averaging Palmilla produces a price per square metre that describes nothing. The community splits into an ocean side and an inland side, and inside each of those there are enclaves with completely different products, ages and prices.

The golf, and why it is the reason any of this exists

Palmilla Golf Club opened in 1992 and it was the first Jack Nicklaus Signature course ever built in Latin America. That is Nicklaus Design saying it on their own site, and the Los Cabos tourism board confirming it independently. Before Palmilla there was no championship golf in this part of Mexico. After Palmilla, every luxury resort in Los Cabos had to have a course, and that is still the rule today.

Twenty seven holes across three nines, Arroyo, Mountain and Ocean, played as three different eighteen hole combinations. The Ocean nine came later in the nineties and drops six hundred feet from the mountains to the sea. The original holes run target style through arroyos full of boulders, inside a box canyon of the Sierra de la Laguna.

One honest correction to what you will read elsewhere. This is not a public course. The club states that the Ocean nine is open to the public while the Mountain and Arroyo nines are reserved for members and guests of One&Only Palmilla. Plan around that before you buy for the golf.

The rule, in one line. If tee times are the reason you are buying, get the membership rules in writing before you sign anything. They are not the same for every enclave.

About the Michelin question, answered straight

Buyers ask me this constantly, so here is the accurate version.

No restaurant in Palmilla holds a Michelin distinction. Not a star, not a Bib Gourmand, not a listing in the guide. The single Michelin starred restaurant in all of Los Cabos is Cocina de Autor, at Grand Velas, and it has held its star since the guide arrived in Mexico in 2024.

What Palmilla does have is different and, for a homeowner, arguably better. One&Only Palmilla holds two Michelin Keys, which is the guide's award for hotels rather than restaurants. Only a handful of properties in Los Cabos hold two: Chileno Bay, Esperanza, Montage, Waldorf Astoria Pedregal, Las Ventanas and Zadun. No hotel anywhere in Mexico outside Nayarit and Quintana Roo holds three.

And Palmilla sits in the middle of the Michelin corridor. Within a short drive you have Comal at Chileno Bay, Manta at The Cape, which is a concept by Enrique Olvera, Mezcal at Montage, and Al Pairo at Solaz, all of them in the guide. Acre and Flora Farms, both in San Jose del Cabo, hold Michelin Green Stars for sustainability, and Flora Farms also holds a Bib Gourmand.

So the truthful sentence is this: you are not buying a Michelin restaurant downstairs. You are buying a twenty minute radius that contains almost every one of them.

The beach, the light, and a thing nobody tells you

Playa Palmilla is a protected cove, roughly a mile of sand, sheltered by a rock point that stops the swell. Blue Flag certified, top A plus grade, water tested against the Mexican standard and published by the municipality. In a destination where most of the coast is not swimmable, that is the asset.

Now the thing nobody tells you

Palmilla is a sunrise coast, not a sunset coast. It faces the Sea of Cortez to the south southeast. The sun comes up out of the water in front of your terrace every single day of the year. It does not go down into the water. It goes down behind the Sierra de la Laguna, and in winter it slides along the line of the coast toward Cabo San Lucas, which is beautiful, but it is not the postcard.

If what you picture is a glass of wine and the sun sinking into the ocean, you want the Pacific side: Pedregal, Diamante, Quivira. Different coast, different product, and I sell there too. I would rather you know this before you fly down than after you have wired a deposit.

The rule, in one line. Palmilla gives you the morning. The Pacific gives you the evening. Decide which one you will actually be awake for.

The practical grid

The airport, and the private terminal

Los Cabos International is about 20 to 25 minutes away. It has a dedicated private aviation terminal called PRIMESKY, operating since 2009, named on the airport operator's own site. Private aviation into Los Cabos grew 20 percent across 2024, roughly 20,000 additional arrivals, according to the director of the Los Cabos tourism trust, and the airport director put private operations at around 30,000 for the year. Notably that growth happened while overall visitor numbers dipped. Cabo San Lucas International, the smaller field, also handles executive aviation on a 2,400 metre runway.

Medical

Hospital H plus Los Cabos sits on the Transpeninsular at kilometre 24.5 in San Jose del Cabo, a few minutes from the Palmilla gate, open 24 hours with a 24 hour emergency room. BlueNet Hospitals in Cabo San Lucas runs a programme for international patients. I am not going to tell you either one holds a specific international accreditation, because neither one publishes it and I checked.

Schools

Colegio El Camino in Cabo San Lucas is the serious option: a full International Baccalaureate continuum, one of only twenty five schools in Mexico offering all three programmes, Cognia accredited, around 380 students from more than twenty nationalities, forty years in Los Cabos. It is at the far end of the corridor from Palmilla, so budget 30 to 45 minutes for the school run.

Everyday shopping

San Jose del Cabo is your everyday shop, ten to fifteen minutes away, with La Comer and Soriana. Costco means a run down to Cabo San Lucas.

Security, the honest version

The US State Department places Baja California Sur at Level 2, exercise increased caution, which is the second lowest of four tiers, with no restrictions on travel for US government employees. Six Mexican states are at Level 4. That said, I am not going to repeat the old line that this is one of Mexico's safest states, because 2025 was a bad year: homicides in the state rose sharply and one analysis placed Baja California Sur third nationally on rate in the first quarter. The detail that matters for you is where it happened. The official federal count recorded 21 homicide investigations in the municipality of Los Cabos from January to November 2025, against 41 in Comondu, a municipality with a fraction of the population. Los Cabos remains materially below the Mexican national average. That is the accurate sentence, and it is the one I use.

What I wish someone had told me before I sold my first house in Palmilla

Palmilla has held its value for seventy years because people genuinely want to live here. Nobody keeps a community this low density, this close to the airport, with a certified swimmable beach, unless the demand is real. So take what follows as the questions I ask when the buyer is me.

1. Water

The research institute of the Mexican Senate has flagged Los Cabos, alongside Cancun, Puerto Vallarta and Playa del Carmen, for critical water availability from aquifer overuse, and found declining availability in the San Jose del Cabo and Cabo San Lucas aquifers over twenty years. This is a destination wide reality, not a Palmilla problem. The response is desalination: a 250 litre per second plant has been built at Los Cangrejos under a public private partnership, and the municipality called it the most important public work of the last decade. What you do about it: ask for the community's own water arrangement and storage, in writing, before you make an offer. A community with its own supply and reserve is worth more than an identical one without, and that difference is going to widen.

2. Hurricanes

Odile in September 2014 is still the benchmark: a category three landfall near Cabo San Lucas, 125 mile per hour winds, 1.8 billion dollars in damage, and about 92 percent of the state without power. Nine years later Norma arrived as a category one and, per the official report from the US National Hurricane Center, caused no deaths or injuries in the state. What you do about it: September and October are the months, insurance is not optional, and construction quality is the variable you control. The older Palmilla houses came through Odile better than a lot of newer product, and that is not an accident.

3. You are going to be living next to a construction site

A hotel called SIRO is planned inside Palmilla Reserve, 120 rooms, targeted for 2027, and it would be the first SIRO in North America. Across Los Cabos there are at least nine more hotels and around a thousand rooms due between now and 2030, on top of the 185 properties and 21,744 rooms already here. What you do about it: before you buy, walk the parcel boundaries and ask what is entitled next door. I will do it with you. It takes an afternoon and it is the single cheapest piece of due diligence available.

4. The road

The Transpeninsular is the only spine through the corridor. The municipal planning institute has seven road projects on the board, more than twelve billion pesos of them, and says plainly that congestion already happens at peak hours and will intensify over the next ten years if nothing is built. In August 2026 a stretch near San Jose took up to an hour. What you do about it: if you are choosing between an inland enclave and the ocean side, time the drive yourself, at five in the afternoon, in February.

5. Long marketing times are normal here, and they cut both ways

Four parcels in Oasis Palmilla have been listed about 950 days. Four residences in the neighbouring community have been listed over 1,200 days. That is not a distressed market, it is how this market works: thin, high value, patient on both sides. What you do about it: it means you can negotiate, and it means that when you sell, you will need the same patience or the right pricing. That is exactly why we put our 180 day promise in writing.

I buy and sell in this corridor every week and Palmilla is still the address I would put my own family in if the beach mattered more to me than the square metres.

Renting it out

Los Cabos ran an average daily rate around 498 dollars in March and 488 in April of 2025, with occupancy in the high sixties and seventies depending on the zone, on roughly 4.13 million visitors projected for the year. Palmilla sits at the top of that range rather than the middle.

But the number that decides your income is not the market rate, it is your own condominium regulations. Every enclave inside Palmilla sets its own rules on minimum stay, on whether short term rental is permitted at all, and on what the club membership does and does not transfer to a tenant. I do not hand out floor plans, but I will hand you the full package for any property here, with the maintenance fee and the rental regulations, so you can read the actual rules before you model the income.

Before you write an offer

  • Closing costs run about 4 to 6 percent of the purchase price, on top of the price.
  • As a foreign buyer near the coast you will hold the property through a Mexican bank trust. It is the standard, legal route, it is renewable, and it lets you sell, rent, will and improve the property exactly as an owner would. I explain the whole thing in plain language before you commit to anything.
  • Never, ever agree to record a lower value on the deed to save on acquisition tax. What you save on the way in, you pay back several times over on the way out.
  • Maintenance fees and club memberships are separate line items here and they vary by enclave. Get both numbers before you fall in love with a terrace.
  • The exact figures on your tax exposure get confirmed by a local notary public. I will tell you what to expect and who to call.

Eight more rooms, so you can judge the finishes yourself

Palmilla construction is plaster, stone, terracotta and deep overhangs. It is not glass and steel, and it never has been. Look at the ceiling heights and the door openings rather than the furniture.
