If you are buying your first property here, statistically this is your band. It is also the one where the building matters more than the unit, and where the difference between a good purchase and a bad one is almost never the view.

What the money buys

Two to three bedrooms, between 1,600 and 3,400 square feet, a terrace with a view of something, a shared pool, and in most cases a gate. Plenty of these are brand new. Plenty are ten years old and better built than the new ones.

What I recommend here, and it is not what you expect

Interrogate the building, not the apartment. In this band you are buying into a homeowners association, and that association is going to decide what your property is worth in ten years. Three questions, always, before you make an offer:

What is the monthly maintenance fee, and what does it actually cover? Get it in writing. A low fee is not good news if the pool equipment is failing.

Is there a reserve fund, and how much is in it? A building with money set aside does not hit owners with a special assessment after the next storm. A building without one will.

What are the rental rules? Minimum stay, whether short term is allowed at all, and whether the association takes a cut. I have watched buyers model an income that the condominium regulations simply do not permit.

I do not hand out floor plans, but I will hand you the full package on any property here, with the maintenance fee and the rental regulations, so you can read the real rules before you build a spreadsheet on them.

The rule, in one line. A building with its paperwork in order and a healthy reserve is worth more than an identical one without, and that gap widens every year.
