The Fonatur Roundabout Is Finally Open: What It Means for San José del Cabo, Traffic, and the Future of Real Estate

By Alex Sepúlveda | Co-Broker, Tu Casa Cabo

For the past year, if you lived in Los Cabos—or even visited regularly—you probably heard some version of this:

"Leave earlier."

"Take another route."

"Don't go through Fonatur right now."

Or maybe:

"Traffic again?"

And if you lived here long enough, you probably also noticed something interesting:

Along with the traffic came thousands of opinions.

Apparently, construction projects create a surprising number of urban planning experts on social media 😅

But today something important happened.

After approximately 12 months of construction, the famous Fonatur Roundabout officially opened.

Technically, yes, its official name is Glorieta de las Mujeres Libres de Baja California Sur, but let's be honest:

Almost everyone in Los Cabos will still call it:

Fonatur.

Probably forever.

More Than a Traffic Project

At first glance, many people see this as simply another road improvement.

Less traffic.

Better flow.

Faster commuting.

But from a broader perspective—and especially from a real estate perspective—this is much larger than that.

The project includes:

✔ Approximately 780 meters (2,559 feet) of depressed roadway

✔ Approximately 1.5 kilometers of total roadway intervention

✔ Bicycle lanes

✔ Pedestrian crossings

✔ Improved urban mobility

✔ Infrastructure designed to support approximately 60,000 vehicles daily

This is not simply about cars.

Infrastructure changes how cities move.

And when cities move differently...

they often grow differently.

Why Infrastructure Matters in Real Estate

People rarely purchase homes simply because of square footage.

Or because of countertops.

Or because of a beautiful pool.

People buy:

✔ convenience

✔ accessibility

✔ lifestyle

✔ time

✔ comfort

✔ quality of life

Think about it:

If you can reach your golf community faster...

If schools become easier to access...

If restaurants, beaches, shopping, and daily life become more convenient...

your perception of value changes.

And when perception changes...

real estate often follows.

We've Seen This Pattern Before

Los Cabos isn't unique.

Many destination markets have historically followed similar patterns.

Infrastructure typically comes first.

Then:

  • private investment follows
  • new developments appear
  • commercial activity expands
  • lifestyle improves
  • demand increases

We've seen similar patterns in:

  • South Florida
  • Miami
  • Puerto Vallarta
  • Riviera Maya
  • luxury master-planned communities worldwide

It often begins with people saying:

"Who would want to live there?"

A few years later:

"I wish I had purchased earlier."

Different location.

Same cycle.

Why This Matters Specifically in San José del Cabo

What makes this particularly interesting is that the Fonatur project isn't arriving by itself.

It is arriving alongside a significant wave of new investment and development.

Around this area, we're already seeing projects including:

Club Campestre San José

One of San José's most established residential communities continues expanding with projects such as:

  • Cora
  • WEN Living
  • Solesta
  • Costa Arena

Club Campestre has quietly become one of the most desirable residential communities in San José due to:

✔ golf lifestyle

✔ central location

✔ accessibility

✔ residential environment

✔ long-term appeal

Along Forjadores Avenue

Growth continues with projects including:

Oasis

A mixed-use development combining:

  • residential spaces
  • retail
  • lifestyle services

Located near the G20 area.

Nearby:

Páramo

Adding additional residential and commercial growth to the area.

Along the Tourist Corridor and Luxury Coastal Areas

Los Cabos continues seeing strong demand in luxury inventory, including projects such as:

Albaluz

Luxury residences from approximately $3M USD

EMMA Residences

Oceanfront residences from approximately $3.4M USD

Aura

Luxury condominiums from approximately $2.5M USD

Nolah

Condominiums from approximately $700K–$800K USD

Tortuga Bay

Oceanfront residences beginning around $1.3M USD

Mare

Condominiums near Paseo Malecón beginning around $600K USD

And honestly...

there is much more coming.

San José Del Cabo Moves Differently

People often group Los Cabos together as if it were one market.

It isn't.

San José del Cabo behaves differently from Cabo San Lucas.

San José generally feels:

✔ more residential

✔ more refined

✔ quieter

✔ more family-oriented

✔ more lifestyle-driven

✔ more exclusive

Not necessarily better.

Simply different.

And those differences create different real estate behaviors.

My Personal Perspective After Driving These Roads Every Day

I spend most of my days driving through San José.

Showing properties.

Walking developments.

Meeting clients.

Touring communities.

Visiting Palmilla.

Querencia.

Club Campestre.

The Tourist Corridor.

Downtown San José.

And yes...

occasionally stopping for coffee and somehow leaving with things I never intended to buy 😅

One thing I've learned over the years is this:

Cities rarely transform overnight.

First comes infrastructure.

Then comes investment.

Then come restaurants.

Then communities.

Then growth.

And eventually you look around and realize:

"This place feels completely different than it did a few years ago."

I believe we're witnessing the beginning of another chapter for San José del Cabo.

Not simply growth.

Evolution.
